Languedoc Property Management - Long Term Rental Contract

Whether you have a villa or manoir or Cottage. We can offer you our Long Term Rental Services. The client can provide their own tenant or we can find/provide tenants for you, as we advertise on local websites and in local papers. We normally rent properties out for a minimum of 1 year and maximum of 3 years on a rolling contract. (i.e the contracts can be extended if agreeable to both the Owner and the tenant. Our aim is to have your property rented out on a permanent basis, this will ensure you are receiving rental income all year. When we provide you with a tenant, we require references from the tenant. We also require the tenant to provide us with an attestation from their insurance company to prove that the property they are going to rent has adequate insurance.We ask for one months rent in advance plus one months rent as a security deposit. Languedoc Property Management will draw up the French Contracts on your behalf.  

To draw up the initial French Contract for both Owner and Tenant, we ask for each party to pay half the monthly rental as fees. For example. If the monthly rental is €500. We ask the Owner to pay a one off €250 euros set up fee and the Tenant to pay a one off €250 euros set up fee. This also include us inspecting the property before the Tenancy begins, We draw up an Etat des Lieux D'entre.(entry paper) The fee also includes an initial & final inspection of the property,if we manage the Tenancy for you. We charge an additional 15% per month which will be deducted each month from the rent, until either the contract has ended or the tenant leaves. Which ever is the latest date. If you decide to manage the Tenancy yourself. We will draw up the contracts for you in French the cost for this is as above, but as you are managing the tenancy yourself no monthly fee will be charged. 

The Tenant is required to give Languedoc Property Management 3 months notice in writing and send by recorded delivery to our business address stated below. If they wish to terminate the contract at the end of the contract period. For example if the contract ends on the 1st may 2009 the Tenant must let us know in writing by no later than the 1st February 2009 by recorded delivery that they wish to terminate the contract. If the Tenant wishes to leave the property before the end of the rental period then the full rental payments must be paid until the final date of the contract. If the tenant fails to pay the rent on time then Languedoc Property Management have the right to add 10% interest for any late payment received. All payment must be paid by Direct Debit/Prelevement. 

The Tenant must have any/all boilers i.e for central heating, or any woodburner liners cleaned every year, after the initial clean which will have already been done before the Tenancy commences.

The Tenant agrees to look after the garden and mow the lawn and weed the garden. The tenant is also responsible for informing Languedoc Property Management if there are any problems with the property, this will enable us to sort any problems out as quickly as possible. 

The Owner of the property cannot terminate the contract or take back the property from the tenant unless the contract has finished and the Owner has given the Tenant 3 months notice asking them to vacate the property. This also must be in writing and sent recorded delivery.  

The owner must keep the property in a good state of repair. If the property has a woodburner then the flue liner must be cleaned before the tenancy commences. A certificate of Rammonage is required. If the property has Central Heating then the boiler must also have a certificate.
