Horse riding is practically opposite. Lovely area for walkers/ cyclists/ nature lovers. The property comes furnished/unfurnished on a long lease. Outgoings will be the electricity and water, the other running costs will be met by us, including the T.V Licence fee and habitation/foncier taxes.   There is no telephone in the house, but we are happy if the tenants want to have one installed, we will refund the installation costs at the end of the tenancy. There is however a brilliant broadband and mobile broadband signal at the property.

Being right on the Lagoon of Thau, its privileged position has resulted in three Ports and many harbourside restaurants, cafes and brasseries to choose from its main port where it is possible to dine alfresco whilst looking on the boats in port. . There are over 23 restaurants for all tastes and budgets , fresh seafood and locally farmed oysters and mussels are sold daily.

Swimming - There are miles of sandy beaches at Marseillan Plage , just 10 mins drive away ( 4 miles ) or a 20 minute bike ride along the Etang de Thau ( salt lake ), a painless ride along scenic flatland with nesting flamingoes and egrets.

River and Canal Cruises - the Canal due Midi starts here at the Etang. There are two sailing schools located in Marseillan. Children's Playground - within walking distance, Tennis Courts -, bookable at the local town hall ( arie).Golfing - at St. Thomas and Cap d'Agde golf clubs, only 15 mins. drive , reasonable green fees at 185 Euros for 5 days. Brocante Fair (Antiques market) is set up every Sunday, about 10 mins by car . Nocturnal Amusement Parks - three in the area . Surrounding Area - Historical towns like Pezenas and Agde, St Guilhem le Desert , and further afield, the Pont due Gard in Nimes and vibrant Montpellier for excellent shopping . Location of Property

Tourbes is a living, growing, working village - in contrast to many of the surrounding villages where holiday homes outnumber local residents. The majority of the population is involved in the main local industry, winemaking, and Tourbes Cave Co-operative has a very good reputation, winning a gold medal in Paris for its 1996 Sauvignon. There is a very well stocked local grocery shop, with adjoining tobacconists and newsagents (selling UK papers), a boulangerie and chemist, with other needs supplied by a weekly mini-market on Wednesday where you will find a greengrocer and fishmonger. The supermarkets of Pezenas are only 5 minutes away by car.

This is a 3 bedroomed house in the centre of a busy village with all services. Pepieux has a post office (with internet facility) baker's , little supermarket which is surprisingly well stocked, paper shop, chemist,a hotel with a restaurant and little markets every week.

On the ground floor there is a small buit very comfortable sitting room with a wood burning stove. There is a telephone point should you want to be connected and a UK TV receiver. Next to this is the lovely dining kitchen, It is well fitted with washing machine, fridge, microwave oven, hob and extractor. There is also a large pantry type area so lots of room. The kitchen is recently remodelled and is modern and bright.

On the first floor;

The master bedroom is well furnished and has a king size bed and plenty of space for clothes etc.  Next to it is a small single room with a great captain's style cabin bed. It is a full size single bed. Next to this is a beautiful tiles bathroom.  It was completely refitted and everything is excellent quality and new.

On the top floor, is the 3rd bedroom with 2 single beds and a huge "!walk in " cupboard with hanging space and shelving, loads of shelving.  There is another room next to this which is undelveloped and used for clothes drying. Thje house has electric central heating
